Common questions, answered

How much does a garden building cost?

Metal garages start at £9,995 (steel) or £23,950 (insulated), with garden rooms also from £22,995 — each including delivery and professional installation. Do I need planning permission?

In most cases, no. A single-storey garage or garden room is usually permitted development when it sits behind the front of your house, stays within the height limits for your nation, and is set back from your boundaries. Permission is more likely if it is tall near a boundary, in a conservation area, or used as separate living accommodation. Do I need to prepare the ground or lay a base first?

Your building needs an engineered, level base — specified for your ground and how the building will be used. The base is not included in the building price: prepare it yourself, use your own contractor, or let us manage it with Foundation Management (site review, engineer-specified base and vetted contractor), quoted from your three site photos and agreed before manufacture. How long does it take from order to finished building?

Typically 4–8 weeks from full payment to your building installed: 2–6 weeks for manufacture, then delivery and installation within around a further 2 weeks (a steel garage usually 1–2 days, an insulated garage or garden room 1–3 days, weather permitting). The range also allows for scheduling and for a fresh concrete base to cure — allow at least 7 days before we build on it. Your building goes up first. Our electrician then attends on a separate scheduled visit, and any climate, flooring, security or EV work is booked in after that — each on its own visit, arranged with you. Your confirmed installation date is set once your site photos have been reviewed, and each later visit is booked with you as it comes.

Is the price I see really the final price?

Yes. For a standard site, the price you design online is the price you pay — VAT, delivery and installation included. If your site needs extra groundwork or access work, we agree any additional cost with you in writing before manufacture begins — never afterwards.

What warranty is included?

Metal garages — steel and insulated — plus garden rooms all come with our 10-year structural warranty (2 years full warranty + structural cover to year 10). This does not affect your statutory rights.
